FELIPE GAIAD – Real Estate Fund Managers

At HSI for 13 years, Mr. Gaiad participated in several transactions, heading the real estate investment team in the analysis, negotiation, and asset management processes. His experience encompasses both acquisitions and property development. His track record includes the development of the ECO Berrini office tower (LEED Platinum, São Paulo), the acquisition of Bracor Investimentos Imobiliários’ warehouse portfolio and its subsequent sale to GLP, as well as the formation and consolidation of a joint venture with Saphyr Shopping Centers. Mr. Gaiad is a member of Saphyr’s Board of Directors and actively participates in the company’s strategic decisions.
Before joining HSI, Mr. Gaiad worked on the equities trading desks of Bozano, Simonsen, and Bank of America.
MAXIMO LIMA – CEO
20 years of experience in Real Estate, Private Equity, M&A, structured credit, and management.
BA in Economics, University of Chicago
Leading HSI since its foundation, Mr. Lima is responsible for the company’s strategic planning and real estate investment strategy, leveraging his network and experience to build a proven positive record. He has led over 100 transactions, including the creation of CLB, a logistics warehouse platform, and its sale to GLP – the largest real estate transaction ever executed in Brazil.
Mr. Lima began his career in hedge funds in 1997, later joining the investment bank Wassertein Perella & Co., where he participated in the 1999 management buyout of the emerging markets division. He returned to Brazil in 2000, structuring Rio Bravo’s first securitization transactions – an emerging market at the time. In 2003, he co-founded the real estate division of GP Investimentos with two partners, which became Prosperitas in 2006 and later evolved into HSI in 2012.
DAVID ARIAZ – CFO & COO
26 years of experience in corporate management, real estate finance, structuring, and execution.

At HSI for seven years, Mr. Ariaz oversees the company’s financial planning, focusing on managed funds ad investees. He monitors each project through Board interactions and coordinates the compliance and risk management of both the funds and the company, endorsing every transaction. He manages relationships with major banks and leads leverage operations. In the credit area, he supervises deal structuring alongside directors, aligning investments with each company’s profile.
Before joining HSI, he structured and originated real estate financing exceeding R$2 billion and helped build, at the time, the largest logistics warehouse platform in Brazil. He also played a key role in the professionalization of Brazil’s real estate finance market. He was a partner and CFO at Bracor Investimentos Imobiliários and served as a Director of Structured Finance and Asset Management at Brazilian Capital.
